← All guides01The typical timeline
For a financed purchase, 30 to 45 days from contract to closing is common. Cash purchases with a clear title can close in one to two weeks. The date in your contract is the target, and every party works backward from it.
02What happens along the way
- Contract and deposit: the signed contract and earnest money go to the title or escrow company.
- Title search: we research ownership history, liens, taxes and recorded restrictions.
- Underwriting and appraisal: the lender verifies the borrower and values the property.
- Title commitment and clearing issues: any open mortgage, lien or error is resolved before closing.
- Closing disclosure and final numbers: the buyer reviews the final figures, at least three business days before closing on most loans.
- Signing, funding and recording: documents are signed, funds are disbursed and the deed is recorded.
03What can slow a closing down
- Title issues: unpaid liens, prior mortgages not released, boundary or probate questions.
- Lender delays: missing documents, a low appraisal or changes to the borrower’s finances.
- HOA or condominium paperwork and approvals.
- Insurance problems, especially for older roofs or coastal properties.
- Missing signatures or out-of-state signers who need a notary.
04How to keep it moving
Open the file early, respond to requests quickly and tell us about anything unusual, such as an estate, a prior owner who has passed away, or a signer who is abroad. Lumen Title offers free mobile notary services for clients with special needs or mobility considerations.
